Things to know

  • Check in is from 3pm. You’re very welcome to arrive earlier to drop off your luggage and settle in — grab a coffee, a drink or a cocktail in the lounge, or head out to explore Brighton.

    Check-out is by 11am. If you’d like a little extra time, late check-out can be arranged for £20 per hour, subject to availability.

    We can’t guarantee early check-in or late check-out, but let us know your plans and we’ll always do our best on the day.

  • Our rooms are designed to feel comfortable, relaxed and thoughtfully put together — the kind of place you can properly settle into.

    Each room includes complimentary tea and coffee, with a pod coffee machine using Grind coffee pods and fresh milk kept in the fridge. You’ll also find a minibar stocked with local and artisan snacks and drinks, complimentary Wi-Fi, a hairdryer, a TV and a Roberts radio, along with Bramley bath and body products in every bathroom. Oat or soy milk is available on request.

    Beds are made up with fresh linen, and fluffy towels are provided. We use feather pillows and duvets as standard, with non-allergenic bedding available on request.

    Our period townhouse doesn’t have air conditioning, but fans, irons and ironing boards are available on request. As with all Artist Residence houses, rooms vary slightly in size and layout — part of the charm of staying in a characterful building by the sea.

  • Our Brighton house is a relaxed spot for unhurried mornings, great cocktails and an easy start to the day.

    Breakfast is served daily from our open kitchen and is open to both guests and non-residents. Expect a laid-back, homely atmosphere with fluffy pancakes, a proper full English, and lighter options like homemade granola, yoghurt and seasonal compote — all freshly prepared and cooked to order. Breakfast isn’t usually included in our room rates unless stated at the time of booking.

    Our cocktail bar Blake’s opens in the evenings and is perfect for pre-dinner drinks, late-night cocktails or a spontaneous stop-in. It’s a welcoming space with plenty of room to lounge, whether you’re staying with us or just popping by.

    We don’t currently offer lunch or dinner at our Brighton house, but there are plenty of brilliant places nearby. Just ask — we’re always happy to share our local favourites.

  • We’re on Regency Square, overlooking the sea and just a short stroll from Brighton’s shops, restaurants and the beach.

    Brighton Station is around a 15–20 minute walk away, or a short taxi ride. Taxis are usually available directly outside the station.

    We don’t have on-site parking, but there are good options nearby. Regency Square Car Park is located underground, directly opposite the hotel, while Regency Secure Parking is to the rear of the building and can be pre-booked. Prices are typically around £25 per 24 hours.

    Public EV charging points are available at Regency Square Car Park and on nearby streets. For live availability and connector types, we recommend using apps such as Zap-Map or PlugShare.

  • Complimentary Wi-Fi is available throughout the hotel.

    Our team is always on hand, day and night, and happy to help — whether you need extra pillows, local recommendations or anything else during your stay.

    Bedrooms are serviced daily. If you’d prefer privacy or don’t need housekeeping during your stay, just let us know.

    If you arrive before check-in or are heading off later in the day, we’re very happy to store your luggage.

    We kindly ask guests to be considerate of others, particularly in the evenings. Smoking and vaping aren’t permitted inside the hotel or bedrooms; if you do need to smoke, please do so outside.

    Guests are welcome to use laptops in our shared spaces during the day. On livelier evenings — especially Fridays and Saturdays — we ask that laptops are put away from 6pm onwards to keep the atmosphere relaxed and sociable. Video calls aren’t permitted in public areas at any time, and phone calls should be taken outside or discreetly where possible.

    We also ask guests to be mindful of noise later in the evening so everyone can enjoy a good night’s sleep.

  • Well-behaved dogs are very welcome at Artist Residence Brighton, and we have a small number of dog-friendly rooms available. There’s a charge of £20 per night, per dog, which includes a comfy dog bed, bowls and treats.

    Dog-friendly rooms include our larger spaces — such as The Big One (sleeps six) and our apartments — which are best suited to guests travelling with more than one dog. We also welcome dogs in the Bigger Balcony Sea View room, selected Bigger Sea View rooms, selected Comfy Double or Twin rooms, Comfy Balcony Sea View rooms, and our Below Deck rooms for up to four guests.

    When booking online, please add a note to let us know you’re bringing your dog. Sharing their name and size or breed helps us prepare the right bed and make them feel at home. If you’re unsure which room to choose, just get in touch and we’ll happily help.

    Dogs are welcome in our public areas but should be kept on a lead and supervised, and we kindly ask that they aren’t left unattended in bedrooms.

  • Families are very welcome, and we have a range of rooms suitable for guests travelling with children. Cots are provided free of charge, subject to availability, and our team is always happy to help you choose the most suitable room.

    Due to their size and layout, our smaller room types — including Tiny Sea View, Cosy Double, Comfy Balcony Sea View and The Bunkhouse — aren’t suitable for cots. If you’re unsure which room will work best, just let us know and we’ll be glad to advise.

    Our Comfy Double or Twin rooms include a sofa bed suitable for a small child (£30 per night).

    The Sea View Lookout Apartment offers a double bedroom and a separate bunk room, while our Below Deck rooms can accommodate larger groups of up to six guests. Please note that Below Deck rooms are located beneath the breakfast room and bar and may not suit all families, particularly at weekends when the bar is busier.

    Breakfast and shared spaces are relaxed and family-friendly. As a Grade II listed period townhouse, the building includes stairs and original features, with some lower windows and balcony access in selected rooms.

    When booking online, please add a note if you’ll need a cot or would like a sofa bed made up, so we can have everything ready for your arrival.

  • Artist Residence Brighton is set within a Grade II listed period townhouse, which means the layout includes stairs and original features throughout the building. The main hotel entrance is via five steps up to the front door, with narrow corridors and some small internal steps.

    We do have a small lift, suitable for up to two guests at a time. Bedrooms are spread across four floors above the ground floor, with our Below Deck rooms located on the lower-ground floor beneath the bar and lounge.

    Our apartments are located next door in a separate townhouse and have their own private entrance. They are accessed via steps and do not have lift access, although our team is always very happy to help with luggage.

  • Artist Residence Brighton is a period townhouse, and with that comes character — and the occasional bit of noise. Sound can travel between rooms, and some areas of the house are livelier than others.

    Our Below Deck rooms are located on the lower-ground floor beneath the bar and lounge and may experience some noise during busier periods. We’re also in the heart of Brighton, close to the sea, so a little street noise — and the occasional call of a seagull — comes with seaside city living, particularly as the building has single-glazed windows.

    Many guests love the atmosphere and location, but if you’re sensitive to noise, please let us know and we’ll happily recommend quieter room options where possible. When booking online, you’re very welcome to add a note with any preferences, and we’ll always do our best to allocate the most suitable room within your chosen category.

  • Artist Residence Brighton is a lovely setting for celebrations, weddings, parties and relaxed get-togethers. Depending on the size of your group and the time of year, we can offer everything from cosy private rooms for intimate gatherings to larger house takeovers.

  • Artist Residence Brighton is tucked into Regency Square, just a short stroll from the seafront and right in the middle of the city’s energy. We’re directly opposite the Brighton i360, with the beach, piers, theatres and galleries all within easy walking distance.

    Brighton is best enjoyed at an unhurried pace. Many guests like to start the day with a great breakfast and coffee with us before heading out, then drift back later for a drink in the lounge or an evening cocktail at the bar — which often takes on a fun, buzzy energy as the night rolls on. It’s the kind of place that suits a slow start just as well as a lively nightcap after a walk along the seafront or an evening at the theatre.

    The Lanes and North Laine are close by, known for their independent shops, cafés and pubs, and there’s always something happening nearby — from live music and theatre to exhibitions and events.

    Our team knows Brighton well and is always happy to share local favourites, whether you’re looking for somewhere to eat, drink, wander or dive into the city’s culture. Just ask.

  • Gift vouchers can be used towards bedroom stays, food and drink at Artist Residence Brighton, unless stated otherwise.

    For bedroom stays, please get in touch with us directly and we’ll be very happy to arrange your booking and apply your gift voucher.

    For food or drinks, you’re welcome to book a table online as usual — just add a note to let us know you’ll be using a gift voucher and bring it with you on the day so we can apply it.

  • Availability shown on our website is live and up to date. If your dates aren’t appearing, it usually means we’re fully booked or that a minimum night stay applies.

    Room rates vary depending on demand and seasonality, but once your booking is confirmed, your rate will not change.

    Cancellation terms depend on the rate you choose and will always be clearly shown when you book and in your confirmation email. Flexible rates allow free cancellation up to 72 hours before arrival, while some special offers are non-refundable.

    If you’ve booked directly with us and need to make a change or cancel, simply email [email protected] and we’ll be happy to help. If your booking was made through a third-party website, any changes or cancellations will need to be arranged directly with them.

    If we’re fully booked for your chosen dates, you might like to check availability at one of our other Artist Residence locations.

  • We’re always happy to help where we can. If you have any allergies or dietary requirements, please let us know in advance or mention it when you arrive.

    Our menus include a range of options to suit different diets, and the team will be glad to talk you through what’s available. While we take allergies seriously, our kitchen handles a variety of ingredients, so we can’t guarantee an entirely allergen-free environment.

    We stock dairy milk in rooms as standard — if you’d prefer oat or soy milk, just let us know when booking and we’ll arrange this for you.

  • If you think you’ve left something behind, please get in touch as soon as possible and we’ll do our best to help.

    While we can’t take responsibility for items left after departure, we’ll always take care to assist with their safe return where possible. Please note that any postage costs for returning items are chargeable.
