Sea Views & Brighton Spirit
If you could condense the spirit of Brighton into one building, this would be it. Creative, bohemian and downright eccentric, this Regency townhouse on Brighton seafront was reborn when we sent out an ad offering artists free board in return for their services. As a result, each room is a blend of original artist murals and eclectic style, some with eye-popping sea views over Brighton seafront and the iconic West Pier.
Downstairs, you'll find a lively all-day neighbourhood hub, with light and airy spaces for a laid-back brunch, settling in with your laptop and a coffee, or enjoying cocktails with friends.



Eat & Drink
A stay at Artist Residence wouldn't be complete without soaking up the fun and friendly atmosphere in our cafe, bar and restaurant, a buzzing neighbourhood hangout from coffee to cocktails, breakfast to bedtime.
Here you'll find a light and airy cafe space for long lazy brunches, quiet corners for getting in the zone with your laptop and a coffee, and a lively cocktail bar complete with quirky neons and sea views.

Things to know
Checking In & Checking Out
Check-in is from 3pm, but you are very welcome to arrive early and leave your bags in our luggage store whilst you head out to explore or relax in our cafe & bar.
Check-out is 11am, but if you would prefer a little more snoozing time just let us know on arrival and we can arrange a late check-out for £20 per hour.
Parking
We do not have on-site car parking. However there is an underground car park directly opposite the hotel, situated under Regency Square which charges approximately £30 per 24 hours.
Alternatively Regency Secure Parking is situated at the rear of the hotel and takes pre-bookings for up to £19 per 24 hours.
Our Location
The hotel is approximately a 15 minute walk from Brighton train station, and just a short walk from all the main attractions, shops, restaurants and activities in Brighton. The hotel is set back at the head of Regency Square on the seafront, and whilst there may be some street noise it is usually a little quieter than the city centre – but close enough for those who want to be at the heart of the action!
Food & Drink
Our cafe & bar is open daily from 8am ’til late for drinks and bar snacks, and for breakfast from 8am – 11am Monday – Friday and from 8am – 1pm on Saturdays & Sundays.
Bringing Dogs
We welcome dogs in our public spaces and in a selection of our bedrooms – you can see our dog friendly rooms here.
Please note, there is a surcharge of £15 per dog, per night, to include Lily’s Kitchen organic dog treats, bed & bowls. Dogs must be kept on a lead and cannot be left in rooms unattended.

Accessibility
For the main hotel building we do have a small lift that fits up to 2 guests. Our rooms are located over 4 floors above ground floor. Our Below Deck rooms are on the lower-ground floor located underneath the restaurant. Please note that the building is Grade II listed and the only entrance to the hotel is via five steps leading to the front door, with small steps and narrow corridors throughout the building.
Our Next Door Sea View Apartments are located in the building next door with separate entrance to the main hotel building. The Balcony Apartment is on the first floor and the Lookout apartment is on the 4th floor, both without lift access.
Families
The bar is very popular with guests and locals alike and has a bit of a party vibe, especially at the weekends, which may not be a suitable environment for young children. Please also note that the building is Grade II listed and some windows are lower than usual with no safety bars. Our balcony rooms have floor to ceiling windows which enables the guest to access the balcony at their own risk. Some may feel that the building may not be particularly well laid out for young children.

Soundproofing
The building was built in the 1820’s and as much as we have tried to soundproof the rooms, there is still a bit of noise from room to room. If you are sensitive to noise please let us know and we will do our best to allocate you one of the top floor bedrooms. Our building is full of Brighton charm with single-glazed windows, and as we are located in the city centre and close to the sea there may be some street noise (and seagulls) that are out of our control!
Lost Property
Unfortunately we cannot accept responsibility for items left on our property upon departure however every care will be taken to ensure these are returned to you in a timely manner.
